Developing Morgan House, Boosbeck- A Purpose-Built Veterans Facility.
Repurposing legacy buildings into dedicated social impact housing requires a delicate balance: honouring the history of the site while delivering modern, secure, and dignified living space. At Morgan House, Boosbeck, East Cleveland, we undertook a comprehensive conversion to create a specialised supported living facility. This project delivers a high spec recovery- focused environment, designed to support armed forces veterans on their path to independent living.
The Vision & The Challenge: Before any internal fitting could begin, we faced a major hurdle: The Building was in a severe state of disrepair. – years of disuse had left the structure vulnerable to water ingress, outdated mechanical systems, and significant layout inefficiencies. Converting this property into Morgan House meant overcoming a duel challenge.
Structural & Building Condition Challenges: Dilapidated infrastructure, such as the roof, windows, and thermal envelope required extensive restoration or complete replacement to make the building watertight and energy efficient.
Outdated & insecure utilities: Decades- old electrical wiring, redundant plumbing, and centralised heating systems had to be completely stripped back to raw brick and replaced from scratch.
Hidden redemption: Addressing damp, structural repairs and bringing an abandoned site up to modern commercial building regulations before aesthetic work could even begin.
Specialised Operational Needs for Veterans: The objective was to create a sanctuary environment, that would balance private, secure living quarters, with inviting, supportive community areas to reduce isolation and foster peer mentoring.
Acoustic & Environmental Comfort: Ensuring high levels of sound insulation and calm, peaceful surroundings both internal and externally, which is essential for veterans managing PTSD and sensory overload.
Security & Operational Safety: Integrating 24/7 operational capability for support staff and ensuring full compliance with fire safety and accessibility standards.
The End Goal: A 32-Bed property, with en-suite rooms, multiple communal spaces, with kitchens, laundry rooms, and 1 on 1 therapy provisions. Fully CCTV Monitored and delivered fully furnished. Situated in sublime surroundings of East Cleveland, this old historical building has been brought back to life to offer, healing, support and comfort to our countries ex service men and women, with the wrap around service being provided by the amazing team Healthier Heros (CIC)
